Guaranteed Rent Service

Tenant Fees

  • Holding Deposit: Equivalent to one week’s rent. Payable upon application to reserve the property. If the tenant provides false or misleading information that affects their suitability as a tenant, the holding deposit may be retained.
  • Security Deposit: Equivalent to five weeks’ rent. Held for the duration of the tenancy.
  • Late Payment Fee: Interest at 3% above the Bank of England base rate from the rent due date until paid in full, applicable if rent is overdue by 14 days or more.
  • Lost Key or Security Device: Actual cost of replacing lost keys or security devices.
  • Contract Variation: £50 for each agreed variation to the existing agreement.
  • Early Termination: Should the tenant wish to leave their contract early, they shall be liable to the costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Utilities Information

For our rental properties, the following utilities are included as part of your tenancy agreement:

  •  Council Tax: Included in the rent, ensuring you don’t need to worry about this additional expense.
  •  Water Rates: Included in your rent, providing you with hassle-free water usage.
  •  Wi-Fi: Enjoy complimentary Wi-Fi as part of your tenancy.

However, please note that electricity and gas are not included in your rent. The costs for these utilities are divided among the current tenants based on usage.

For whole property lets, no utility bills are included in the rent. Tenants will be responsible for covering all utility expenses, including council tax, water rates, Wi-Fi, electricity, and gas.

Additional Tenant Information

  • Reference Checks: Required and should be completed within 3 days of your booking. If references provided are found to be false or misleading, the holding deposit may be retained.
  • Cleaning Service: Regular monthly cleaning service for communal areas is included for shared properties. For whole property lets, tenants are responsible for maintaining cleanliness.
  • Key Collection: Bring your original photo ID when collecting keys from our office.
  • Payment Methods: Rent is due by monthly standing order. If you are unable to make payment by standing order, you can make payment directly via bank transfer.

House Rules for Shared Properties

To ensure a harmonious living environment in shared properties, the following house rules must be adhered to:

  • Pets are not allowed in the property.
  • Only individuals listed on the tenancy agreement are permitted to live in the property.
  • Smoking is prohibited inside the property.
  • The use of drugs is strictly forbidden.
  • Excessive consumption of alcohol is not allowed.
  • Fire alarms must not be covered or disabled at any time.
  • Fire exits must remain unobstructed at all times.
  • Please clean the kitchen after use.
  • The bathroom should be cleaned after use.
  • Personal items should be kept within your own room.
  • Anti-social behaviour will not be tolerated.

End of Tenancy

  • Deposit Return: We will contact you about the deposit within 10 days of the end of the tenancy. The security deposit will be returned within 10 days of agreeing on the amount to be returned, provided there are no deductions for damages or unpaid rent.
  • End-of-Tenancy Cleaning and Rubbish Removal: If the property or room is not left in a clean and tidy condition, charges for cleaning and rubbish removal may be deducted from the security deposit.

Landlord Fees

Our guaranteed rent service comes with no additional fees for landlords. The key features of our service include:

  • Guaranteed Rent Payments: Fixed monthly rent payments regardless of whether the property is occupied.
  • Property Management: Full management service, including tenant sourcing, rent collection, and maintenance.
  • No Management Fees: Unlike traditional property management services, we do not charge management or administrative fees.

Compliance Information

  • Redress Scheme Membership: We are members of The Property Redress Scheme (PRS). More details can be found here.
  • Client Money Protection: We hold client money protection through UKALA. Our CMP certificate can be viewed here.
  • Deposit Protection Scheme: All tenant deposits are protected under TDS. More details can be found here.
